Views of downtown are available from many of the units and it is just a quick walk down to the Xcel Energy Center and the many shops and restaurants on 7th Street. The Crocus Hill and Summit Hill neighborhoods are also just a short walk away.

The Dakota on the Park condominiums were completed in 2003 as part of the Dakota on the Park interiorWacouta Commons project by the Lander Group. It is adjacent to Wacouta Commons Park and shares the courtyard with the nearby Sibley Court Apartments.

There are a total of 38 townhomes & flats on four levels of the building. The association fee includes Cable TV, Hazard Insurance, Outside Maintenance, Professional Management, Sanitation and Snow/Lawn Care. It is located at the corner of Sibley and 8th street and the address is 209 8th Street East, Saint Paul, MN 55101.

It was the City Business winner for the Best New Residential Development in the Twin Cities and in 2003 received the Best in American Living Award for Best Smart Growth Community over 151 Units

In addition to several ownership and rental homes (available in a range of prices and sizes), the “urban village” features a mix of neighborhood retail services, neighborhood courtyards, and Wacouta Commons Park, a new city park. 

The Essex on the Park condominiums were completed in 2002 as part of the Wacouta Commons development by the Lander Group. They are close to both Wacouta Park and are within walking distance to downtown Saint Paul.

The building is located at the intersection of Wacouta and 8th Street and has directaccess to I-94 and 35E.  The City Bus and the soon to be Saint Paul Light Rail system are also within walking distance.  Also, close by is the Saint Paul Farmer’s Market as well as restaurants, bars and coffee shops.

The Produce Exchange Lofts are Located on Jackson between 10th and 11th Streets. It has easy access to both 35E and I-94 and the city bus stop is within 6 blocks. In addition, soon there will be the new Saint Paul light rail system within walking distance. The River Park Lofts building was built in 1905 as an office warehouse building. The attached firehouse building was built in 1921 and the firehouse was retired in 1971.  There are 119 condominiums, each having exposed concrete floors, exposed heavy timber ceilings, brick walls and HVAC duct work.  Ceiling heights range from 11-18 ft and the atrium is 8-stories high.

There are spiral staircases from the 1st & 7th floors down to the mezzanine level.  The North side facing units have either balconies or patios, while the 7th floor penthouse units have private roof top decks for sunny Summer days.  Each unit also has one partially enclosed bedroom and bathroom and all have open rooms giving them a wide roomy feel.  The main building is constructed of heavy timber and brick with cast iron columns in the lower three floors and basement. Park Tower is connected to the Skyway System with a private entrance off the skyway level.  The Park Towers is located at 59 West 4th St. and is on the same block as the Saint Paul Hotel, Rice Park, the Landmark Center, the Ordway and the Central Library.

The Penfield is a new development located at 100 East 11th Street.  It is a mixed-use project located in the heart of downtown St. Paul.  The full block of development allows transit-oriented development to an otherwise paved area, and provides a needed grocery store (Lunds).
Before construction, the site served the Public Safety/St. Paul Police building and surface parking.  One facade of the old Public Safety Building will be reused in the new design.  The project is slated to open in 2013.

The Union Depot Lofts are located in historic and trendy Lowertown, only steps away from the Saint Paul Farmer’smarket. It originally built in 1881 and the rebuilt from 1917 to 1923 after the original building was destroyed by a fire and was added to the National Register of Historic Places in 1974.  In 2005 the upper floors of the building were converted into 40, mostly two level, loft condominiums.  Union Depot features a community rooftop party room and deck with BBQ grill and excellent views of the Mississippi River.  Christos Greek and Mediterranean Restaurant is located inside the Union Depot.

Upper Landing is a community is which condominiums, apartments and retail outlets are all on the River Front. Currently, there is a Caribou Coffee and an AnyTime Fitness in the retail area of the development.

Floor plans and finishes vary widely throughout the units. Most of the floor plans are generous in size and share high end finishes and touches. There is a park next to the water and a community dock on the river. Several historic features of the development include the refurbished Head House, which stands out adjacent to the block 2 Upper Landing condo, on the North shore of the Mississippi River. Next to the Head House is the Sack House, where grain was put into sacks and stored there.

On the riverfront the three condo buildings are 240 Spring St. being the one next to the park which has the two retail spaces, and has a total of 100 units. The next building is 256 and 284 Spring St., which are combined into a single building and has a total of 88 units. The third condo includes a mix of condos and town homes. Toward the end are two apartment building complexes, which have modern and above average features.  
The Saint Paul and Mississippi development framework envisioned the Upper Landing as a place where the balance between the culture of the City and the nature of the river is played out. From this framework a newly built community developed that is now part of Saint Paul’s largest development project which was designed to connect the river to the City and the citizens to the river. The vision is now a system of interconnected urban villages nestled in the lush green of a reforested river valley.  It is a vibrant downtown where people want to live, work and play.
